Energy-intensive building

Following the renovation of neighboring buildings, the co-owners of the La Vénerie residence embarked on an energy renovation project so as not to see the heritage value of their property depreciate. After carrying out an architectural and energy audit, the union council, accompanied by the ALEC of Saint-Quentin-en-Yvelines, chose Île-de-France Energies to develop the energy renovation project and monitor the work of seven residence buildings. Carried out by the Île-de-France Energies team, this mission includes the production of a BIM (Building Information Model) digital model of the co-ownership which did not have plans. This digital tool made it possible to develop the project with the greatest possible precision and to better anticipate the works.

The work program studied

Building envelope:

  • Renovation with thermal insulation from the outside of the 7 buildings of the residence
  • Insulation of attic floors and demossing of the roof
  • Insulation of lower floors facing the outside
  • Replacement of shutters
  • Replacement of the original private and collective carpentry

Ventilation and heating:

  • Improved ventilation
  • Condemnation or adaptation of refuse chutes
  • Improved radiators
  • Installation of heating cost allocators
  • Improved intercoms
  • Improved lighting in common areas

Initial consumption: 169 kWhep/m2.year

Estimated consumption after renovation works: 90 kWhep/m2.year -> BBC (Low Consumption Building) renovation level; 42% energy saving

Initial greenhouse gas emissions: 36 kgeqCO2/m².year

Estimated greenhouse gas emissions after works: 17 kgeqCO2/m².year

Cost of works: €3,230,000 including tax including €1,030,000 in aid

Building users opinion

When did you contact Île-de-France Energies?
At the time, we were accompanied by the ALEC of Saint-Quentin en Yvelines, which directed us to Ile-de-France Energies for the continuation of the project. And what made the difference was financial engineering! The fact that each co-owner had his detailed financing plan was particularly appreciated and it was a real asset for the adhesion of the greatest number to the project.

What has Île-de-France Energies brought you?
I have always been convinced that the support offered by this company was ideal because it is a global offer. And being accompanied on all aspects of the project seemed fundamental to me, because on the union council, we were not experts and the trustee was not necessarily aware of the subject either.
For customers, here co-owners, who are not specialists in energy renovation and its financing, it is reassuring to be able to count on a single entity.

What about your condominium?
Clear interior comfort! And the heritage value. We are in one of the least privileged areas of Rambouillet where all the nearby social housing has been renovated. We needed to take action.

Why did you go for a global renovation?
First of all, for the helpers. Breaking up the renovation would not have allowed us to obtain the aid. Then doing a facelift without insulation would have been of no interest. And insulation without changing the ventilation system would have been a problem. So by force of circumstance, a global renovation makes more sense.

Reasons for participating in the competition(s)

This energy renovation project is presented at the Copros des Yvelines Trophies as an exemplary project of global energy renovation because this renovation has enabled 42% energy savings and has reached a BBC (Low Consumption Building) Renovation Level. Added to this is the positive environmental impact of the renovation with 50% less CO2 emissions!

The testimonies of the co-owners show that they are satisfied with the thermal comfort, the architectural requalification, but also with the "green value" added to the heritage value of their property: an effective and successful renovation.
