Located in the heart of the Innolin business park, in Mérignac, in Gironde (France), #Community is a tertiary building of 15,000 m² and brings together the Bordeaux teams of Groupama, which rents the building up to 80%.

#Community was designed to be one with nature and its environment. The building integrates many services, collaborative spaces and biophilic facilities contributing to the well-being of its users. The client was keen to bring the surrounding fauna and flora to life inside the building itself to preserve local biodiversity and offer future occupants a good well-being at work. In total, the construction includes a green roof of 2500m² and nearly 5500 m² of open ground green spaces on site.

#Community is also the first pilot operation of the Altarea Group in which reused materials have been favored over new materials. This was made possible thanks to the commitment of all the stakeholders, including the tenant Groupama, who were happy to be able to promote this approach.

    The reused technical floor comes from the MOBIUS company in Paris.

    The in-situ reuse tiling is a new tiling installed by mistake on the construction site at the level of the restaurant, carefully deposited to be reused for the changing rooms and the household waste area.

    The INTERFACE brand reused carpet comes from an end of series that was no longer marketed. The carpet was present in a showroom in Paris.

    The gratings being reused come from the former Groupama site at Bordeaux Lac.

    Reused shower trays and sinks found thanks to the BOOSTER DU REEMPLOI Looping platform (deposited on a Parisian cleaning site).

    The Circouleur recycled paint comes from a local company in Blanquefort.

Sustainable design

    Concerning the technical raised floor reused from MOBIUS in Paris: 2,835 m² of raised floors reused for the office areas.

    Concerning the hard floors: in total, 63 m² of tiles in the changing rooms and 34 m² of tiles in the household waste area. It is a tiling reused in-situ: new tiling laid by mistake on the construction site at the level of the restaurant, carefully deposited to be reused for the changing rooms and the household waste room.

    Regarding the plumbing: in total, there are 6 shower trays and 4 sinks from reuse. The reused shower trays and sinks were found thanks to the BOOSTER DU REEMPLOI Looping platform (deposited on a Parisian cleaning site).

    In an approach to saving materials, several choices have been made:

    • The trays have been left blank in order to give future tenants the full choice of partitioning.
    • Installation of carpets not carried out on delivery, to avoid removing them during Groupama lessee works.
    • The structure was made in concrete prefabrication to eliminate all losses related to pouring on site (bottom of router, etc.) or rework (zero jackhammer, etc.).

    The capacity of the building (safety and technical) is much higher than the GROUPAMA lessee's request.

    The separability of spaces (technical, halls, access, security) also allows use for multiple tenants and therefore ensures a life for the building when Groupama leaves. The separation can be done by half tray allowing up to 20 different tenants.

    The surfaces reserved on the roof in the technical enclosures allow the technological development of the building.

    Presence of recycled VRV refrigerant fluid (approximately 300 kg of R410A recycled via the “Loop by Daikin” action).

    The restaurant's DHW heat pump runs on CO2 (GWP = 1).

    The Circouleur recycled paint factory is located 10 km away from the site.

Reproductibility and Innovation

    Reuse was not integrated into the contract because it was signed with the companies on June 6, 2020, before the launch of the “Booster du réemploi”.

    The decision to register the #COMMUNITY operation as a pilot for the launch of the "Booster du réemploi" approach was taken in October 2020.

    COGEDIM brought together all the companies on the site and the Booster du réemploi team to study reuse options compatible with the progress of orders, while respecting the contractual delivery time imposed by GROUPAMA.

    All project management – HGA Hubert Godet Architectes (architect), OTEIS (Execution project management), SINTEO (bet amo environnement) and QUALICONSULT (control office) - and the companies - SPIE BATIGNOLLES ( Main Company), BOBION and JOANIN (plumbing) and ENGIE INEO (electricity) - were driving and constructive, whereas this approach was not contractual.

    On the project, SINTEO was the environmental AMO and the reuse AMO.

    For the #COMMUNITY project, since the commitment to the reuse process was made after signing the contracts, the main difficulty was compatibility with the orders already launched (in particular pre-order of new floors validated) and the challenge to comply with the short contractual deadline of 18 months of work for a 15,200m² site including 500 parking spaces.

    • For the 2,835 m² reuse raised floor: SPIE BATIGNOLLES has signed a contract with MOBIUS. MOBIUS has given the available dates of supply: the order corresponds to the maximum available compatible with the work schedule.
    • For the 576 m² of INTERFACE brand reused carpet: SPIE BATIGNOLLES bought the entire quantity available, and had it delivered at the end of the project because GROUPAMA chose to install the carpets as part of their works.
    • For the 97 m² of tiling reused in situ, it is a new tiling laid by mistake on the construction site at the level of the restaurant, deposited carefully to be reused for the changing rooms and the local household waste. There were therefore no storage problems.
    • For the 22m² of gratings being reused, the company SPIE BATIGNOLLES went to collect them from the current GROUPAMA site to put them on site immediately, so there were no storage problems.
    • For the 6 shower trays and 4 sinks resulting from reuse, the order was placed by BOBION & JOANIN with the CYCLE UP platform in the Paris region, which ensured delivery on site. This equipment was stored on site in an enclosed room, before being placed in the changing rooms.

    For this pilot operation, feedback is scheduled for June 13, 2022 with the Booster du Réemploi teams.
