Environmental philosophy of the promoter: We decided to build this building to demonstrate that it is possible to live in a healthy eco-friendly home, which is respectful to the environment and has no consumption, and all this within a reasonable price. We understand that it is hard to believe that you can have comfort and health in your home with a consumption of only €15/month. Therefore, we wanted to prove it by building a house that also serves as a showroom and that we could monitor in order to show all these data.

Architectural description

The case study consists of a single-family home that serves as a showhome to the property developers who are developing the project. The property, a catalogue model, is located in Guadalix de la Sierra (Madrid). Its conception and development converge three key features: 1_An industrialized system where dry construction prevails. 2_The use of natural materials. 3_Seeking maximum comfort and energy savings through compliance with the Passivhaus standard. Part of the work that was carried out during the project phase consisted of adapting the catalogue model, therefore pre-designed, to comply with the Passivhaus standard. The industrialized system that was used consists of a light frame of wood from the north of Finland. This structure is perfectly cut and numbered from the factory. At the construction site, the only work to be carried out is the assembly. Apart from the foundation, which is traditional, the rest of the materials that are used are that of dry assembly. As in all industrialized systems, the construction times and waste that is generated are reduced significantly. For the most part, the materials that are used in the building are natural. The frame is made out of red pine wood, the insulation blankets are made out of wood fibres and the enclosure of the structure is made out of wood shaving boards. The cladding plasterboard is fixed to the structure via uprights, which are also made out of wood, thus avoiding the use of any metallic element. The pains 1that are used in the interior of the house are ecological and the primer for the treatment of the wood is completely natural. The Passivhaus standard is a certification. As far as buildings are concerned, Passivhaus is the most demanding in the world in terms of energy efficiency. With a Passivhaus building, it is possible to provide the energy to heat and/or cool the building only using the comfort ventilation. Therefore, a conventional air conditioning system is not required.

If you had to do it again?

Having completed the work for the adaptation of a pre-designed home in order to comply to the Passivhaus standard, we have realized that the initial design of a building is key if the objective is to comply with the requirements established by the Passivhaus standard. Criteria, such as bioclimatic, form factor, the orientation, solar gain or the protection of spaces, according to every climate or season, have to be taken into account. This is fundamental in order to avoid excess work during the project phase, as well as to prevent cost overruns during the execution phase.

Building users opinion

Ander: it would be difficult to be further surprised by the behaviour of this building. While
everyone in Madrid is suffering from the heat wave, with almost 40 degrees and temperatures in homes of 32 or
33 degrees, or spending money on air conditioning, we are feeling incredible comfort. We live isolated from the
external climatology. Since we are always at the same temperature both in summer and winter, we are indifferent.
Raquel: One thing that has surprised me is that we do not suffer from dry respiratory tracts. We have an average
of 41% humidity. Our house never has any bad smells - it always smells fresh, with a wood scent. I never notice
stuffy rooms in the morning when I get up from bed or after a friend's gathering...ultimately, it always smells good.
In the mornings, I wake up more rested and without headaches.
Ander: The light in our house is the best! We do not switch on the lights until the sun has gone down completely.
As 65% of the house is made out of glass and it is a bioclimatic house, it gives us total joy to see so much light
throughout the day. You feel uplifted from the minute that you get up.
Raquel: The silence is one of the things that shocked me the most when I went to live there. Occasionally, I would
see a car or a truck go past in front of the house and I literally could not hear it. Additionally, the sound between
the rooms is almost zero, you can hardly hear anything.

  • The system that we have installed is most comfortable. We do not have to do anything to control it. Although it is automatically done, we can manually set the temperature and ventilation that we want. For example, if one day, we cook something and want to eliminate the smell quickly, we can increase the ventilation. In addition, the comfort provided by the aerothermal heating system is enormous. We only have to worry about raising or lowering the inside temperature. We are lucky that the house is being monitored - not only do we feel comfortable but also, we see all the real time data for the temperature, humidity and cost.

Reasons for participating in the competition(s)

EDIFICIOS DE CONSUMO CASI NULODebido a que se trata de una vivienda de catálogo y a las restricciones de la parcela, la vivienda no podía orientarse de otro modo al proyectado (orientación SO). La parcela se encuentra en Guadalix de la Sierra, al norte de Madrid, municipio con clima continental de veranos cálidos (aunque no excesivamente debido a su altitud) e inviernos fríos. Los valores de demanda de calefacción y refrigeración de la vivienda con las calidades estándar (de catálogo) son:_Demanda específica decalefacción: 39 kWh/m2a_Demanda específica derefrigeración: 35 kWh/m2a

El trabajo realizado durante la fase de proyecto consistió en reducir tanto la demanda de refrigeración como la de calefacción hasta alcanzar los valores establecidos por el Passivhaus Institut en 15 kWh/m2año. La estanqueidad de 0,6 renovaciones/hora fue conseguida en obra gracias a los detalles constructivos estudiados en la fase de proyecto y el seguimiento exhaustivo durante la fase de construcción de la vivienda.

Para reducir las demandas trabajamos con la herramienta informática PHPP, modificando las únicas variables con las que podíamos trabajar, dado que el diseño general estaba realizado, y la implantación en la parcela también:

Tipo de aislamiento térmico empleado en la envolvente: sustitución de la fibra de madera insuflada prevista inicialmente, con un valor de conductividad térmica de 0.043 W/mK, por la celulosa insuflada con un valor de conductividad térmica de 0.037 W/mK.

2. Espesor del aislamiento térmico de la envolvente (fachada, cubierta y forjado sanitario): aumento del espesor del aislamiento térmico desde los 148mm iniciales hasta los 223 mm. Esto supuso un aumento de la sección de los montantes de madera que formaban parte de la estructura de entramado ligero.

3. Volumen calefactado y superficie de referencia energética: reducción del volumen calefactado y de la superficie de referencia energética mediante la extracción de la sala de instalaciones de la envolvente térmica.

4. Acristalamiento: sustitución del triple acristalamiento previsto inicialmente con valor de transmitancia térmica de 0.60 W/m2K y factor solar de 0.50, por un triple acristalamiento con valor de transmitancia térmica de 0.55 W/m2K y factor solar de 0.55.

5. Puertas de acceso: sustitución de las puertas de acceso previstas inicialmente por carpinterías acristaladas, con mejores valores de transmitancia térmica y estanqueidad al aire.

6. Dimensiones y ubicación delos huecos: modificación de la dimensiones de algunas ventanas, que se ampliaron para favorecer la captación de la radiación solar en invierno; eliminación de dos ventanas situadas en la fachada oeste y de una ventana en la fachada norte, cuyo balance energético anual resultaba insatisfactorio, pues las ventanas en la fachada oeste captaban radiación solar durante el verano, mientras que en invierno tenían más pérdidas que ganancias;y la ventana de la fachada norte contaba con importantes pérdidas en invierno; reubicación de dos ventanas con el objetivo de conseguir una mayor captación solar durante los meses de invierno, disminución del retranqueo para favorecer el soleamiento(necesario durante los meses de invierno).

7. Sombreado de los huecos: sombreado de los huecos durante los meses de verano mediante venecianas exteriores motorizadas.

8. Ventilación nocturna: indicación a los promotores de la necesidad de realizar una correcta ventilación de la vivienda durante las noches de verano para eliminar el posible sobrecalentamiento que se puede haber producido durante los días de verano.


De este modo se consiguió alcanzar los requerimientos del estándar Passivhaus.
MATERIALES NATURALES

Los materiales empleados en la vivienda son, en su mayor parte, de origen natural. La promotora, no sólo aboga en sus construcciones por la industrialización y el consumo casi nulo, sino que tiene como referente los criterios de la bioconstrucción. Para ello utiliza como material constructivo por excelencia la madera.

En el caso que nos ocupa, la madera utilizada para la estructura es de pino rojo nórdico. Este tipo de pino crece en latitudes muy al norte y tiene como característica fundamental el crecimiento lento debido a las exigentes condiciones climáticas y a los tipos de suelo en que crece. Presenta unos nudos muy pequeños y una alta proporción de duramen. Todo ello le confiere una alta resistencia a la tracción y a la humedad. Los bosques en los que crecen estos pinos tienen un control exhaustivo y una muy buena gestión forestal (reforestación sostenible), por ello cuentan con las ecoetiquetas o sellos ambientales FSC y PEFC. Los pinos que son utilizados para los elementos estructurales son cortados cuando tienen como mínimo 80 años. Esta madera tiene un valor de conductividad muy bajo, de 0,13 W/mK, lo que le confiere unas propiedades térmicas muy buenas.

El material utilizado como aislante térmico también es un derivado de la madera, en este caso fibra de madera, (o lana de madera), por lo tanto es un material que utiliza una materia prima natural, reciclada y renovable que tiene muy poco asentamiento. Este aislamiento tiene también una muy buena conductividad térmica si lo comparamos con otros aislantes naturales (0,036 W/mK). Su fabricación se realiza en Francia. En la vivienda se han utilizado distintos espesores, porque se ha empleado el mismo material para aislar fachadas (en dos planchas de 100 mm de espesor cada una), forjado (igual espesor que en fachadas) y en cubierta (en dos planchas de 100 y 120 mm de espesor respectivamente).

La estructura de entramado de fachadas, forjado y cubierta, rellenada con aislamiento de fibra de madera se cierra por ambos lados con tableros de virutas orientadas,conocidos comúnmente con el nombre de OSB.

Al exterior la vivienda se completa con una fachada ventilada formada por un friso de madera maciza finlandesa de 28 mm de espesor, sujeto a la estructura principal de la vivienda mediante montantes de 25x25 mm.

Las pinturas utilizadas en el interior de la vivienda son de origen vegetal, son transpirables,bactericidas y fungicidas.

SALUD Y CONFORT

Los criterios que se han tenido en cuenta a la hora de cuidar la salud y el confort de los usuarios de la vivienda han sido los siguientes:

_Uso de materiales naturales que no afectan a la salud (estructura de madera, aislamientos naturales de fibra de madera y pinturas ecológicas).

_Luz natural. La fachada principal presenta grandes ventanales que permite la iluminación natural de las estancias de la vivienda así como una gran interrelación entre el interior y el exterior de la misma.

_Alta calidad del aire gracias al sistema de ventilación mecánico con recuperador de calor. El recuperador de calor cuenta con unos filtros que aseguran la limpieza y calidad del aire de ventilación. El sistema de ventilación mecánico asegura una renovación del aire interior constante y por lo tanto unas bajas concentraciones de CO2.

_Confort térmico. Gracias a la calidad de la envolvente se ha evitado el denominado efecto "pared fría", consiguiendo en todos los paramentos temperaturas superiores a 17ºC (incluidas los vidrios y carpinterías). Gracias al sistema de ventilación mecánico con recuperador de calor y batería de agua se consigue una temperatura uniforme en las distintas estancias.
