Multi-Unit Developments: An Insight

The phenomenon of developing more than one dwelling on a single lot is called a multi-development property project. In this aspect, there is more one house, unit or even townhouse. The multi-unit development is considered a successful and more sought arrangement, keeping in mind the rising population, and with precise research, strategic planning- it can be considered as a highly profitable investment project.

The multi-unit development is highly subjected to the authorities of the local council and residential building codes, making this version of property investment0- a potential complex endeavor. The type of investor then engages with a multi-unit design specialist and its team, that helps one in benefitting from the expert property development and core experience in streamlining the process, in order to optimise the return or investment.

There are many types of multi-unit development, and considerable ones are:

Sub-division

It is typed with the existing land-holding aspect when the existing module of the house is parted into two, a new house is built in front of the existing structure. With this, a section of the land is removed to build a house and make a way for two or more new dwellings on the subsequent land, subdivided in to create a separate entity of each dwelling. In this process, the developers live in them (on a temporary basis, and can then, rent or sell the houses).

Units

The units are typically detached on a single-story house that is built on an allotment of a shared common driveway. The construction is that it is built on a single level, quick and is cost-effective in terms of construction. It can also elevate the rent rating on the sales market and the structure, in fact, does not become a limiting factor to the potential long-term clients.

Duplexes

The arrangement of the duplex is- one building with two homes, shared through a common central wall. These homes typically have the same flooring plan and is a mirror image of each other.

Triplex

When three adjoining houses, that is built on a frontage of the same street and share a common driveway- it is known as a triplex. Such structures can either be single or double stories (based on the guidelines of the council).

Townhouses

Typically such houses are multi-storied with smaller footprints and are an ideal solution for smaller blocks. With this, it then compromises to one level and lays an opportunity to increase the building area and then constructs on the provided land to maximise the potential of the development.

Apartments

They are either multiple units or stories, in the same building. Apartment buildings also have many shared facilities for the residents to access.

Factors that one consider before hiring any multi-unit builder in Melbourne:

- The orientation of the site that shadows on the neighboring properties

- Space for the vehicles

- Windows and doors on the existing bordering land

- Consideration for the slope

In order to avoid any caused delays in the process of approval, it is recommended to talk to an experienced designer and their team, especially during the early stages of the planning. While working with an expert builder, during the early process, they help the clients to determine the type of option which can be considered as optimal design, as per the investment.

The designing and construction team should assist the client with the pre-approved council plan and with the commencement of preparing the documentation as per the submission of the pre-application meeting. The simplest of the process, in order to be assisted by the builder, can help you to save money and time down the road.

It’s time to get started

When you are a multi-unit development agency with a complex project, a little research and a team of experienced designers and constructors can help you in following the set guidelines, with an output that is exemplary to get the most out of the first multi-unit development project.
