Bouygues Immobilier inaugurates the largest positive tertiary building in France

After its operation in Meudon, Bouygues Immobilier goes even further with Green Office® Rueil. This project is born from strong partnerships with the City of Rueil, RFF (French railroad networks) and Unilever. It opens the way to a new generation of generous bioclimatic buildings.

On March 19, Green Office® Rueil was inaugurated with the presence of Laurent Fabius, French Minister of Foreign Office and Development. Around him, the actors who made this project happen:

  • François Bertière, CEO of Bouygues Immobilier
  • Bauke Rouwers, Chairman of Unilever France,
  • Patrick Ollier, Mayor of Rueil-Malmaison,
  • And the architect Jean-Michel Wilmotte,

This 35,000m² property is located at the center of the ZAC (ecocomic activity zone) Rueil 2000 Extension which already hosts several big companies and groups. It is composed of two distinct buildings 100% occupied by Unilever, American Express and Ingerop. Its distinctive curved façade designed by Jean-Michel Wilmotte, moulds to the irregularities of the site, which boards a railway right-of-way. Doing so, Green Office® Rueil becomes a sound barrier and participates in the comfort of life in the neighborhood.

A new generation of tertiary buildings

This project began in 2009 with two strong wishes;

  • For the City of Rueil, the launch of its urban renewal
  • For RFF, to value one of their proprties (a railway right-of-way dedicated to the maintenance of trainsets).

Bouygues Immobilier responded to this challenge with their Green Office® concept which combines user comfort and energy efficiency, beyond the prescirptions of the French thermal regulation RT2012.

 




 

Green Office® is a positive energy building: over a year, it compensates its energy consumptions by producing renewable energies. Its performant envelope limits its needs of primary energy to 55 kWh PE/m² /year.

That same concept seduced Unilever for their new French headquarters planned to regroup their scattered teams on one site.

Innovative solutions to reach ambitious goals

Bouygues Immobilier commits to durability and energy performance with a warranty contract on charges including an Energy Performance Contract. This contract is signed for the eastern building occupied by Unilever france, and guarantees the amount of charges for optimal operations and maintenance. The management of the building has also been "smarted" thanks to the software Si@go, developed by Bouygues Immobilier.

Green Office® Rueil aims for a double HQE and BREEAM certification for the environmental approach of the project. As a positive energy building, it also applies for the new BEPOS Effinergie label.

To achieve these goals, several solutions have been chosen and set up:

  • geothermal energy, to capture negative and positive calories from the alluvial aquifer, to reduce the energy consumptions required for cooling and heating the building.
  • A network of  thermoactive slab, irrigated with the geothermally treated wate. This system ensures thermal comfort through the inertia of concrete.
  • Individual comfort units, allowing decentralized and flexible ventilation and flexible for users comfort and a more precise control of consumptions.
  • 4000 m² of photovoltaic panels on the terrace roof. Their production is entirely sold to EDF to compensate the energy consumptions of the property.

Rueil continues the Green Office line born in 2011 with Green Office Meudon. While the Meudon site recorded its third consecutive year in positive energy, Bouygues Immobilier already launched the construction of the next three members of the family in Chatenay, Bordeaux and Nanterre.
